Milestone Inspection Reporting

The Grand Caribbean East Florida Milestone Inspection
Phase 1
Grand Caribbean East located across the street from the Gulf of Mexico at 3291 Scenic Hwy, Destin, Florida consists of a rectangular shaped three (3) story building, facing south to the Gulf of Mexico, containing thirty-eight (38) units. The building received its Certificate of Occupancy in 1995.
Structural Inspection
Our inspection began at the exterior perimeter of the building and common area walkways. We observed, at isolated locations, failed sealants/deck coatings, and deteriorated siding.
We continued our inspection at the unit interiors and individual unit balconies. In some of those locations we observed areas of concrete spalling some of which had been painted over in the past, some guardrail systems are in need of repair, and deck coatings/sealants in need of replacement.
At the conclusion of the detailed 12-page report, it was determined Grand Caribbean East complex is generally in good condition. Some routine maintenance activities are in need of accomplishment. In addition, some localized concrete cracks exists that requires remediation in a timely manner.
It is our opinion that Grand Caribbean East complex is generally in good condition and at this time is NOT in need of a Phase II Structural Integrity Inspection. It is also our opinion that some routine maintenance is required.
SAILFISH YACHT CLUB
Phase 1
Sailfish Yacht Club located across the street from the Gulf of Mexico, located directly on the Destin Harbor at 504 Harbor Blvd, Destin, Florida consists of a rectangular shaped three (3) story building containing eleven (11) units. The building was first built as a 2-story hotel in 1952 and the 3rd story was added in 1979.
Structural Inspection Conclusion
Our detailed 17-page report concluded that Sailfish Yacht Club complex is generally in fair to good condition. Some routine maintenance activities are in need of accomplishment. Some localized stucco cracking and concrete spalling exists. Spalling is a structural issue, that requires remediation in a timely manner. The concrete spalling repairs require a permit from the Building Department, and the involvement of licensed professionals to provide the appropriate repair instructions and a licensed third-party inspector to confirm that the repairs are in compliance with the repair instructions. These repairs need to be accomplished in a timely manner to avoid additional spalling deterioration, and potentially unsafe conditions.
